Spinningfields office deal for wealth management firm - building acquired by T&M at the start of 2025

A wealth management firm has agreed a deal for space at Four Hardman Street in Spinningfields.

Property consultancy Savills has advised T&M Real Estate on a deal that sees LGT Wealth Management move into part of the seventh floor.

The agreement is for 3,601 sq ft over ten years, and sees LGT joining existing tenants including Prosperity Law, Enspec Power, HGF, Sacco Mann and UBS.

Allied Irish Bank has also recently committed to the building for a longer period from 2025.

Four Hardman Street offers Grade A office space in the heart of Manchester’s primary business district, with space remaining on part the third and fourth floors, which have been fully refurbished.

The reception area is also due to undergo a substantial refurbishment, with works due to commence imminently.

The ten-storey building was acquired by T&M at the start of 2025.

Daniel Barnes, director in the Manchester office agency team at Savills, said: “Four Hardman Street is in a first‑class location and offers excellent flexibility for occupiers seeking space between 2,000 to 5,000 sq ft in the heart of Spinningfields.

“LGT Wealth Management are a great example, they were looking for a high‑spec workplace in a professional environment, and they will be a strong addition to the scheme’s line‑up.”
