Property eyed for mixed-use building listed for sale | Development

With a main address of 5915 Charlotte Pike and offering multiple nondescript buildings, the property sits just west of White Bridge Road. As the Post reported in June 2021 (read here), Guerrier Development paid $2 million for the west side property and considered reinventing the site with L’endroit, an 11-story building to have featured 160 condominiums and 9,000 square feet of commercial space.

A release issued at that time noted L’endroit would have served as the headquarters for Guerrier Development, which is led by Managing Partner DeLisa Guerrier and partner Elde Guerrier (the business partners also are married).

The Guerriers issued the following statement regarding the for-sale property:

“Significant growth in the price of building materials, especially concrete, led Guerrier Development to reassess our development plans for 5917 Charlotte Pike. We ultimately decided to list the property for sale, with proceeds to be reinvested in other projects and opportunities in the region.”

The Guerriers have enlisted Jim Evans, an agent with Core Real Estate, to handle the marketing of the property.

The Guerriers originally drew local headlines in mid-2021 when they announced plans to bring Middle Tennessee its first major amusement park since Opryland closed 24 years ago. Storyville Gardens (read here) is planned to feature education and world travel themes suitable for young people.

The October 2022 death of Pat Emery, then a development partner of the Guerriers, has rendered the Storyville proposal a question mark, according to sources. However, the Guerriers said they have secured a new, though unidentified, development partner and continue to work on the Storyville concept. They have disclosed no specifics since 2022 but note they continue to have discussions with state and local officials.
